Buying a home, or selling a home, requires that you know the current sales prices in your area. Enter your street address and zip code, then click "Submit".

• Epinion (.com)
It's free. Register, login, and use their "Review" feature to compare prices. When we have to purchase something in the amount of $100 or more, we shop for lower prices using Epinion. Most of the time the product is purchased locally, and that merchant matches the reduced price that we show them.

• PriceWatch (.com)
Computer equipment, digital cameras, fax machines, printers, monitors are listed with their prices and a link to the online company.

• Tire Rack (.com)
Research the price of tires. Add the shipping and the expense of having them installed. Then, negotiate a comparable price locally. Example: Tires locally for a Chrysler 300M were $325 per tire. TireRack's price was $93 per tire. Same tire, same manufacturer, same size. Use the price comparison to negotiate a better local price.

• CA - Medical Coverage - Affordable

The State of California requires insurance companies that operate within our state to provide low cost insurance for our citizens. The State administers these insurance programs. Working citizens may not have insurance coverage through their employer, yet their income is not sufficient to buy market-rate insurance coverage. And, they make too much money to be covered by Medi-Cal. These programs are designed just for them!!! Check them out!

• Access for Infants and Mothers (AIM)
This program provides low cost health insurance coverage to uninsured, low income pregnant women and their infants.



• Managed Risk Medical Ins. Program
MRMIP provides health insurance for Californians who are unable to obtain coverage in the individual health insurance market.

• Healthy Families Program
Healthy Families is low cost insurance for children and teens. It provides health, dental and vision coverage to children who do not have insurance and do not qualify for free Medi-Cal.

• NACo Drug Discount Program
Average 20% drug discount prices. This is for EVERYONE living in a NACO membership county, nationwide. Nevada County, California is a NACO county. As a resident of Nevada County YOU qualify for this discount card. Phone (530) 265-1627.

• Air-Ambulance Membership (Insurance)
1st: Check your medical insurance policy to see if you are covered for air-ambulance transportation. If you're not covered, then:
2nd: Contact your local hospital and get a list of the air-ambulance provides they use. Check with them at least annually so you have a complete list of providers.






3rd: Consider becoming a member of each air-ambulance service company that covers your area. Members enjoy paying an annual fee as opposed to the expensive per-flight fees when they use the service.

Medical air transportation costs at least $25,000 and goes UP! Membership plans begin with $20 per person, $40 per couple, $45 per family.


• Veteran's Aid & Attendance Pension

• HOPE for Homeowners
This program will refinance mortgages for borrowers who are having difficulty making their payments, but can afford a new loan insured by HUD's Federal Housing Administration (FHA). The program begins October 1, 2008 and ends September 30, 2011.

• HUD's List of Lenders
HUD now has a list of contacts that will help those in foreclosure work to refinance their loans so they can stay in their homes. As new participants in this program enroll, the list will be updated. Here's the link to the list:.

Borrow and Lend money, person to person. It's new and innovative. It needs a longer 'test of time' but it is certainly worth watching!

PayPal is the accepted 'safe' method of making Internet purchases. There is no fee to you, the customer and your financial accounts are not given to the merchant.

• EmigrantDirect (.com)
EmigrantDirect, is one of the newest financial institutions known as "Internet Only Banking" (IOB) not to be confused with your banks "Online banking". These new FDIC insured IOB's pay higher rates on their passbook savings accounts (3% on simple passbook as of 9/3/2008) and more for a Certificate of Deposit.

• CA - Reduce Your Property Taxes

Each year, from May 1st to December 10th, the state accepts applications for property tax refunds, and for property tax postponment plans. If you are 62 years of age or older, or blind, or disabled then check this out! Income limits do apply.

Homeowner's & Renter's Assistance (Refund)
Not Funded in the 2008-09 State Budget

This program allows a once-a-year payment from the State of California to qualified individuals based on part of the property taxes assessed and paid on their homes.

The Property Tax Postponement Program allows eligible homeowners to postpone payment of the property taxes on their principal place of residence.

• Base Year Value Transfer
AB-60 allows property owners to sell their principal residence and buy or build a replacement residence of equal or lesser market value and take their original assessed value to the replacement home. This is called Base Year Value Transfer and you should check with your local Assessor!
